Disappointing Experience Despite a Great First Impression
I recently stayed at the Francis Marion with my husband as a treat for ourselves. The hotel initially impressed with its stunning lobby and luxurious ambiance. However, my positive first impression quickly deteriorated once we entered our room.
The room itself was unexpectedly small, but that wasn’t the biggest issue. The cleanliness was far below the standard one would expect from such an expensive establishment. The bathroom was particularly troubling: there was visible black organic matter growing on the floor and along the tub, and the toilet bowl was stained to the point where I’ve seen cleaner facilities at gas stations. There was also no plug for the tub drain, rendering it impossible to take a bath. The sink was no better, with black organic matter growing along the edge of the sink bowl and counter.
To top it off, the repair work on the wall above the toilet looked as if it had been done by a child, further adding to the overall feeling of neglect. Despite my concerns and the photos I provided to the front desk, the staff appeared either unsurprised or indifferent.
For the premium price charged, this hotel fell well below expectations in terms of cleanliness and maintenance. I would not recommend staying here based on this experience.

Great location. Very attentive professional staff. Beds were very comfortable! As others have said, bathrooms are a tad small. Room was spacious but could use a refresh of paint and carpet. We would definitely stay here again.

We stayed here for a wedding in Charleston and the location was perfect. The hotel is walking distance to the best food, coffee and shopping in the city. There's a Walgreens across the street which was helpful while traveling. There's rooms are quite spacious and have the older charm but they've been renovated. There's still some weird quirky things with the rooms (like the air vent we had in the shower) but overall an enjoyable place to stay!

If you love old world charm then this is the place for you.
The property is centrally located on King Street with all the best bars and restaurant in easy walking distance one way and loads of shopping the other.
The rooms are spacious although the bathrooms are small but functional.
The service is exceptional. Friendly, efficient and professional.

Beautiful historic hotel in Perfect Location!
- Enjoyed our stay at the Francis Marion Hotel. We had an AMAZING view in our corner suite on the 9th floor (Room 912) of downtown Charleston, the Cooper River Bridge & Marion Square. Would definitely consider requesting this room again! Hotel is super close to restaurants, coffee shops & all of the shopping on King Street! Parking is also convenient in the Francis Marion Garage, which is right next door to the hotel (garage parking fee is $18 per day). Would definitely stay here again!
